California Real Estate Investments

For most investors, California properties didn't make sense. Two years ago it was common for a property with a $4,000 mortgage payment to only bring $2,000 in monthy rent, creating a huge negative cash flow.

Things are changing, and you can now find investment properties here that cash flow if you know where to look.

Is now the time to buy Southern California?

In most cases, not yet. Prices are still coming down. Why buy something today for $250,000 when you might get it in 6-12 months for $220,000? Let somebody else take the loss and you take the gain. Of course you may run into an incredible deal that you should snap up now, but 99% of the incredible deals right now won't be as good as the deals we expect to see in the next 6-12 months.

We are monitoring this and waiting for the best time to buy in Southern California. We will be presenting great SoCal deals when they arrive.

  • Areas that are a good buy, but are still going down (a good deal today, but a better deal in a few months)
